The Problem

A company involved in property planning and investment was concerned about the presence of COMAH (Control of Major Accident Hazards) sites near proposed developments. They needed to understand the potential hazard ranges associated with these facilities to make informed decisions about land use, investment risk, and property value.

My Approach

We conducted targeted research around a selection of nearby COMAH facilities to establish likely hazard ranges and potential development constraints. This included assessing the types of substances stored, typical hazard scenarios, and the likely stance of regulatory authorities on planning applications in proximity to such sites. Our findings were presented alongside practical planning advice to help the client assess the viability of their proposed investments.
